The process
Preparation and pricing come first, and they carry the most weight. What follows is a response to how the market answers, handled one step at a time so you always know what happens next.
We walk the house and price it off closed comparables, not an automated estimate; you get a candid list of what will earn its cost back before listing and what to leave alone; no charge and no obligation to list with us
Repairs, paint, decluttering and staging where it pays; professional photography once the house is ready, never before; the listing agreement, required Illinois disclosures and a list price set against what buyers are actually closing at today
The MLS listing, syndication to the major portals, signage, social and our own buyer list; showings seven days a week including evenings; a weekly report on traffic, feedback and how the competition is moving
We read every offer for more than price: the strength of the financing, the closing date, contingencies, and how the buyer's side has behaved so far; then five business days of attorney review and the inspection response, where a good sale is often saved or lost
We meet the appraiser with the comparables in hand, order the survey, and keep the buyer's lender honest about dates; your attorney clears title and you sign, usually thirty to forty-five days after the offer was accepted
Who we work with
The sequencing is most of the job. We plan both closings as one timeline, with contingency language and a rent-back if you need one, so you are not carrying two mortgages or moving twice.
Often a house held for decades and full of a life. We work at your pace, bring in movers and estate services when they help, and are honest about which updates are worth doing at this point.
Usually several people deciding together, often from out of state. We keep everyone on the same page, coordinate with the attorney handling the estate, and take the property work off your hands.
A firm date and no room to drift. We work backward from it, handle access and vendors once you have gone, and send you the weekly report wherever you land.
A house that sat is usually a pricing or presentation problem, not a bad house. We will tell you which one it was, even when it is not what you hoped to hear.
